Requirements to Rent
1. An application is required for each occupant who is 18 years old or older.
2. No co-signors for credit. (Housing assistance is excluded per credit requirement).
3. Portable Tenant Screening Reports are accepted as per CRS 38-12-902 (2.5).
as outlined in the rental advertisment on Zillow, "For Rent".
4. Applicant will be required to provide a valid copy of drivers license, State ID or other US Govt ID.
5. Applicant must earn a gross monthly income of at least 2 times the rent.
6. Applicant must have a satisfactory credit background and/or provide satisfactory rental references.
7. Applicant must have satisfactory criminal background.
8. No smoking, MMJ or Vape to be used on the property.
9. There is no material misstatement of information on the rental application.
10. Any ESA recommendation must be from an approved medical provider.
11. Applications are processed in the order they have been received.
12. Upon approval, the applicant must pay the security deposit, lease admin fee of $250 and sign lease.
